Bouygues Immobilier launches its eighth project in Wrocław

The Polish branch of Bouygues Immobilier is preparing its eighth residential investment in Wrocław. This time, the developer has chosen Pilczyce, where it will build Le Vert at the junction of Pilczycka and Gosławicka streets. It will equip this housing estate with ecological solutions.
Le Vert [fr. green] is a 4-storey building with a courtyard, designed on the plan of two interpenetrating rectangles and situated on a small hill. It comprises 83 flats ranging in size from 30 to 85 sqm. They include studios, 2-room, 3- and 4-room flats. – There is a choice of various layouts in order to best meet the expectations of future residents – emphasises Cezary Grabowski, Sales and Marketing Director at Bouygues Immobilier Polska. – We have just started pre-sales”, he informs.
The ground floor flats will have spacious gardens, while the remaining flats will have corner terraces and balconies. The shape of the building is characterised by simplicity of form. Its only decorative elements are brick balustrades finished with clinker cladding and steel elements. The colour of the facade is bright and warm. It was selected so as to match the neighbouring buildings.
Le Vert will be equipped with ecological solutions: a green patio with deckchairs, new trees, shrubs and flowers, birdhouses, energy-efficient LED lighting, an air quality tester and waste segregation bins.
Traditionally, the developer has paid great attention to the common areas, both inside and outside. The interior is dominated by bright colours, broken by the dark shade of large tiles on the floors. The impression of elegance is given by decorative LED lighting. The building will have an underground car park and outdoor parking spaces in front of it. However, the biggest attraction will be the green relaxation zone in the courtyard, where deckchairs and benches made of natural materials – wood and metal – will appear. The area around Le Vert will be decorated with grass, bushes, flowers and newly planted trees. The area will be fenced.
For the first time in Pilczyce
Le Vert is the first residential investment of this developer in the north-western part of the city. The place is very attractive due to its proximity to Pilczycki Park with a pond, Pilczycki Forest, on the edge of which flows the Oder River, the Ślęzy River and allotment gardens. It is also close to the Wrocław Stadium and the Glinianki swimming pool. – Pilczyce is one of those housing estates in Wrocław which in recent years has gained more and more popularity among those looking for a place to live. The surrounding area full of greenery, access to areas and recreational facilities, modern buildings in the neighbourhood and a convenient connection to the city centre are the most important advantages of this location – lists Cezary Grabowski.
Pilczyce is connected with the centre by trams and buses. The nearest bus stops are located about 350 m from Le Vert. On the other hand, the nearby Wrocław Motorway Bypass makes it possible to leave the city quickly and comfortably.
The developer has already become accustomed to building small investments, usually under 100 flats. This is mainly due to the needs of people looking for a new place to live. – From the beginning we have focused on small projects and compact flats, because Poles value their privacy, want to live in smaller communities and often look for a few rooms in a small area. We build smaller estates, but in larger numbers, although in order to diversify our offer we have also carried out a few larger, multi-stage residential investments,” explains Cezary Grabowski.
The year 2021 will mark the 20th anniversary of the activity of Bouygues Immobilier Polska. The developer completed his first residential project (Rezydencja Renoir) in 2004 in Warsaw, where he builds the most. It completed its first project in Wrocław (Wyspiańskiego 11) in 2016 and in Poznań (Manufaktura Stare Miasto) in 2019. During this time, it has managed to record 50 completed residential projects and more than 6,900 completed flats in its portfolio. – We are pleased that for 20 years we have developed a reputation as a reliable and trustworthy developer. Le Vert is the eighth investment of the developer of French origin in Wrocław. Three others are under construction: Perspective – Urban Villas in Kowale, Zajezdnia Wrocław in Nadodrze and Centreville on the border of Nadodrze and Stare Miasto. Completed investments are: Jagiełły 6 on Kępa Mieszczańska, Wyspiańskiego 11, Belleville on Tarnogaj and Villa Alouette on Grabiszynek. The smallest in terms of the number of flats is Wyspiańskiego 11 (57), while the largest is Perspective (169 in several stages).
