What solutions are implemented by developers to increase the safety of residents in new housing estates? Do they introduce changes which are conducive to health protection in the context of the threat of viruses? The poll was conducted by the real estate service

Clients attach more and more importance to issues related to ecology, health and safety. They pay attention to these factors when deciding to buy a flat. We are trying to respond to these needs to an increasing extent. In ongoing investments Prestovia House in Warsaw and Ceglana Park in Katowice there will be charging stations for electric cars. Additionally, we have planned brine graduation towers in selected projects. According to the new strategy, we want to redirect our activities towards a positive impact on the environment and adapt selected projects to the urban context. We plan to use modern ecological solutions in our investments, such as photovoltaic panels, anti-smog pavements or solar lamps. Moreover, we want to increase the amount of greenery with oxygen plants in the housing estates. These solutions will create a friendly environment for residents, which will increase their living comfort and well-being. Additionally, some of our investments are designed with monitoring or security rooms.

Buyers of flats expect housing estates that offer a new quality of life. Therefore, a trend that is gaining momentum is enriching developer investments with new amenities. The most desired solutions include an interesting and functional design, high standard of workmanship, but also modern security features that increase safety and sense of comfort. That is why in our investments we decide on access control system, installation of round-the-clock monitoring and external roller-blinds in the windows of ground-floor flats, which is a non-standard solution.

In the developments and buildings constructed by us, we always bear in mind the safety and health of residents as well as the comfort of living. For example, in the Bliska Wola Tower project, the residential part is accessed via a separate staircase than the part where offices and investment flats will be located. In the Bliska Wola Estate we have designed a rich recreational and sports space. Residents can enjoy boulevards, playgrounds for children, bicycle paths and a complex of pitches.

In Osiedle Horizon development in Gdańsk, located a short distance from the beach and the bay, we designed buildings with green roofs and terraces, which are intended to encourage outdoor recreation.

Wooden houses in the Villa Campina estate, located near the Kampinos Forest, are undoubtedly natural and healthy for residents. The modern, ecological equipment of the houses is complemented by mechanical ventilation with recuperation, which ensures, regardless of the weather conditions, access to fresh, filtered air without losing heat, which is invaluable, especially for allergy sufferers. Solutions, examples of which I have given, we have been using for a very long time and they have nothing to do with pandemics, but rather with the philosophy of our operation.

As part of our investments, we implement many ecological solutions or solutions that affect the safety of residents. We plant vegetation, which causes the absorption of pollutants and greater production of oxygen. During the implementation of the investment we always try to preserve existing trees in the area. We install photovoltaic panels on roofs to power equipment in common areas. We build rainwater collection systems for watering plants. We also use LED lighting with motion and dusk sensors. In terms of internal security, we use, among other things, photocatalytic paints in common areas, which have biocidal, antibacterial and antiviral effects. These measures significantly increase the attractiveness of our investments.

In our new projects, we are planning to use filters in the flats which will have anti-smog and anti-virus properties. These types of solutions will certainly increase the comfort of everyday life for families with children, the elderly, pregnant women, people suffering from allergies, asthma and people with weakened immune systems.

For the safety of our customers, in each investment we analyse possible solutions. In some of them we use video surveillance, in other projects it is physical protection. In order to protect the health we limit the access of outsiders to the facility through the use of access control. In our latest investment, located at Wieruszowska Street in Poznań, we will install a parcel machine to limit direct contact between residents and couriers. We have also started cooperation with the Poznań University of Technology, which will involve research on the implementation of tools and design assumptions to improve health safety at our investments.

The currently implemented residential investments were designed and obtained building permits in pre-pandemic times. At that time, such a development as we are experiencing today was not foreseen.  In the designed investments, we try to increase the safety of users also in the aspect of protection against the virus. Unfortunately, there are not many technological solutions available on the market which can be used in housing construction. One of them are undoubtedly UV filters on air handling units. This solution has become a standard in the investments designed by WGH.

We have invested in an innovative technology of disinfection of sales offices with the use of modern Aura Air devices. It is the world’s most intelligent air disinfection technology, which simultaneously monitors air quality in real time. Using a patented and EPA-approved steriliser and ray filter, as well as UVC LEDs, it neutralises bacteria, viruses, fungi, moulds or odours. The devices are controlled via a mobile app. Such devices can also be ordered for your flat.

In order to take care of the safety of our customers, apart from standard solutions such as anti-burglary doors, we use monitoring in each of our housing estates. In the case of investments where flats have been taken over, we have implemented covidien procedures so that all security measures are maintained.

In the investment Miasteczko Jutrzenki in Warsaw, we have taken care of the residents’ comfort. The estate opens with a building with a lobby entered through a door equipped with a photocell. In the lobby there will be a security guard with access to the housing estate monitoring. This solution will ensure the comfort and safety of our residents, limiting the entry of unauthorised persons into the estate.  Jutrzenki Town will be spacious and full of greenery, which was designed by renowned architects from GIS Architekci studio. On the estate, we have planned many places for outdoor recreation, benches and resting platforms in the vicinity of ponds and fountains. The patio will have greenhouses for residents who want to grow their own vegetables, flowers or herbs.

A modern developer should offer flats of the highest quality, attracting with a multitude of additional functionalities, but nowadays care for health and natural environment is also very important. Therefore, whenever possible, solutions should be implemented to maximise comfort and quality of life. Thanks to smart solutions and photovoltaic panels, whose energy is supplied to common areas, our estates reduce their carbon footprint. We are currently unsure how long the epidemic threat of covid-19 will continue. For now, we are sticking to the scenario that the epidemic will not last much longer. However, the situation is changing dynamically and it is difficult, in light of the current circumstances, to plan a long-term strategy when even state bodies are unable to develop clear and lasting guidelines. We are observing reality and reacting on an ongoing basis. If any changes are sustainable, we are prepared to develop and implement innovations in this area.

We do not foresee any special design solutions in connection with the Sars-COV 2 pancemic. Protective measures, such as disinfection devices, are already installed at the administration stage by individual communities.
