For the office market in Łódź, 2020 will be better than the previous year

Since the beginning of the year, 50.5 thousand sq m of office space has been added in Łódź. Another 16,000 sq m is under construction and is expected to be completed by the end of the year. This means that 2020 may close with a higher result than the previous year, when 60,500 sq m of new offices were delivered. The new space is currently growing mainly along Marszałek Józef Piłsudski Avenue and in the New Centre of Łódź, near the Łódź Fabryczna station. The traffic on the Łódź market is driven mainly by the IT industry, which leases 37% of all available workspace. The second place is taken by the processing and power industry, which occupies almost a quarter of all offices.
– Despite quite a high percentage of vacant space, currently over 14%, the developers are still willing to build offices in the city. They are attracted by new, just developing locations such as the New Centre of Łódź, but Marshal Józef Piłsudski Avenue and the Manufaktura area are also being intensively developed. Łódź with its location in the very centre of the country and proximity to Warsaw is an attractive place for large companies looking for offices. Apart from the IT, processing and energy sectors, the business services sector is often looking for a place for itself. There are more and more modern spaces and there is plenty to choose from. Everything indicates that despite the coronavirus epidemic in 2020, the office market in Łódź will provide more new space than in 2019 – says Anna Trębicka from CBRE.
In total, there are currently almost 580 thousand square metres of offices in Łódź. Since the beginning of the year, 50.5 thousand sq.m of new space has been added, and another 16 thousand sq.m is planned for this year. This means that 2020 may close with 66.5 thousand sq m of space delivered to the market, i.e. 6 thousand sq m higher than in the previous year. In total, about 60 thousand sq m of new office space is currently under construction in the city.
IT specialists in the Łódź offices
The easiest way to find employees of IT companies in office buildings in Łódź is to find them. This industry rents 37% of all available workspace. The second place is occupied by the processing and energy sector, which is 24% of offices in Łódź. The podium is closed with business services renting 16% of space. Important sectors are also financial services (11%) and consumer services (7%).
