As many as 43 retail projects are currently under construction, and 22 of them are traditional retail parks. Another 16 are convenience centres in a retail park layout and five others are regional retail parks. One of the largest owners of such facilities is Ingka Centres, the successor to Inter Ikea, which launched the retail park segment in Poland.
As indicated by the JLL and Trei Real Estate report, Inter Ikea with its retail parks in Janki and Franowo in the early 1990s can be considered a pioneer in this segment of construction. Currently, Ingka Centres, as well as Ceetrus, which owns many parks adjacent to shopping centres, hold an important position on the market.
Among traditional retail parks, i.e. those with an area between 5,000 m2 and 9,900 m2, the dominant ones are those for which Saller, Trei Real Estate and Immofinanz are responsible. They are also the market leaders in the smallest segment, i.e. such facilities with an area between 2,000 m2 and 4,900 m2.
JLL has selected the largest retail parks and convenience centres that are still under construction and scheduled to open in 2021 or 2022.
Andrychow Shopping Centre
One of the large-scale facilities is the Andrychów Shopping Centre (Galeria Andrychów), for the construction of which Acteeum Group and Equilis Europe are responsible. The mall will have 24,000 m2, and in such an area there will be space for 38 shops, one of which can be developed into a supermarket with an area of 2,200 m2. The facility is scheduled to open in the third quarter of 2021.
Saller Park Lipnik
The retail and service park has been divided into two phases, with the first phase due to be completed in September. The second stage envisages the expansion of the park to reach 18,000 m2. The contractor for the investment, which is being built in the vicinity of two large Tesco hypermarkets and a Bricomarche construction store, is Erbud.
Premium Park Lubrza
Another investment is a complex of facilities with a total area of 11 thousand m2, which will include a retail park, a grocery supermarket and a home and garden facility. Also planned is a Shell petrol station, a car wash and a food and beverage operator. According to the plans, the investment implemented by Fortis Investments will be opened at the end of 2021.
Retail Park Zabkowice Slaskie
The investment of P.A. Nova will be the first facility of its kind in Ząbkowice Śląskie. The park is to have an area of 10,000 m2, and its opening is scheduled for the fourth quarter of 2021. Biedronka, Martes Sport and Kaes are interested in the premises. In September, the elevation stage was completed, and soon the surfaces of the road, car parks and pavements will be fully ready.
Sierpc Retail Park
This is a modern shopping centre with an area of approximately 8,000 m2, which will feature shops, service outlets, and space for business development for local entrepreneurs. Sierpc Retail Park is expected to be the largest retail complex in the city and is scheduled to open in the first quarter of 2022.
The design of the new arcade in Tuchola envisages space for 20 shops, as well as other smaller premises. In addition, a well-known grocery operator and a drive-thru restaurant are expected to appear at the complex. As the last stage of construction, the developer has planned to invest in a residential area. The managing company is Gzellainvestments, while Pejot Studio is responsible for the project. Tuchola Park is likely to open in the third quarter of 2021 or by the end of the year.
Another investment of the Saller Group, which will most likely be opened later this year, will appear in Złotoryja. There will be space for 12 or 15 shops, and they will be mainly well-known chains such as Media Expert, Rossmann or Pepco. The investment is important for the city due to the reconstruction of the intersection of Legnicka and Chojnowska Streets, which will be financed by the Saller Group. It is supposed to increase the capacity of the intersection, which will improve communication in the city.
A retail park developed by Multishop Development has been built in the largest housing estate in the city, next to the Eastern Route, which is under construction, and near the northern junction of the Suwałki bypass, which is part of the S61 expressway. Currently, the area of the centre is 3,000 m2, but it will be expanded up to 10,000 m2. Multishop is to be ready by the end of 2021.
The Retail Park in Swinoujscie for Zbigniew Grycan
The retail park in Świnoujście is being built by Prime Construction for Zbigniew Grycan, associated with the brand “Grycan Lody od Pokoleń” (Grycan Ice-cream for Generations). The facility will be over 7,700 m2 and will include a Castorama shop and a Shell station with a car wash and electric car charging stations. The ‘shell & core’ works are expected to be completed within five months, and the retail park is scheduled to open in 2022.
Stop Shop Zielona Gora
The facility closing the top ten is a project developed by Immofinanz, which will have 6,600 m2 and accommodate 14 shops. The retail park is located in the developing part of Zielona Góra, and future customers will be able to benefit from the offers of many chains there. One of them is Matres Sport, which has rented a unit of around 800 m2. The facility is planned to open in spring 2022.
