Housing sales are reaching new peaks. Developers had a harvest season in 2021 and even in the first quarter of last year, the sector reached a point where the number of applications approached the number of available apartments.
In the whole of 2021, Murapol Group sold 4,532 units, which is a historically record sales result for a developer – including 2,809 development and preliminary agreements with retail clients and 1,723 units sold to the PRS segment. The level of sales to retail customers achieved throughout last year confirms the stability of operating results in this market segment. The most popular were the apartments of the Murapol Group in Krakow and Wieliczka, where 486 units found buyers; 385 development and preliminary agreements were signed by the company in Poznan, and another 360 in Lodz; 289 apartments found buyers in Wroclaw, and 232 in Warsaw. A significant number of units were sold in Katowice (163), Gliwice (162), Gdynia and Gdansk (130) in each of these cities. 119 units were sold in Torun, 115 in Siewierz, and 106 in Bydgoszcz.
ROBYG Group – sales exceeded 4300 units in 2021. Specifically, in 2021, ROBYG Group signed over 4300 development and preliminary agreements in Warsaw, Gdansk, Poznan and Wroclaw – an increase of 57% compared to 2020. The Company concluded 4276 net reservation agreements and recognized approximately 2940 units in revenues. Less than 1% of the offer were completed units. In the first half of 2021, ROBYG Group recorded sales revenues exceeding PLN 512m, net profit attributable to the shareholders of the parent company amounted to PLN 117m – i.e. by 324% more than in H1 2020, and EBIT of PLN 147m – an increase of 264% year-on-year.
Dom Development sold 4,066 units net (+8% y/y) in 2021, including 1,094 units in Q4 (+28% q/q), and handed over 3,332 units (+11% y/y), including 811 units in Q4 2021, the company said. The financial result for Q4 2021 is mainly driven by handovers in the projects: Wilno (275 units), Metro Zachod (63), Osiedle Glebocka (57) and Zoliborz Artystyczny (47) in Warsaw, as well as Osiedle Beauforta (85 units) and Locus (84) in Tricity. In a press release, the company added that out of 4,066 units sold, 2,165 were in Warsaw, 1,263 in Tri-City, 519 in Wroclaw and 119 in Krakow. The Group’s sales in Q4 totaled 1,094 units, including 628 in Warsaw, 285 in the Tricity, 109 in Wroclaw and 72 in Krakow.
Atal has contracted 4,258 units in 2021, which is the best result in the company’s history and a year-on-year increase of over 47%, the developer said. This year’s sales potential is initially estimated at 4k housing units. Full-year sales in 2020 amounted to 2,896 units, and in record-breaking 2019 it was 3,180. Last year’s plan was for sales of 4k units. The Group had 710 active reservation agreements at the end of 2021, up from 507 a year ago. The total number of development, preliminary and reservation agreements was nearly 5k at the end of 2021, it also said.
Echo Investment and Archicom
Echo Investment and Archicom, which joined its group in April, sold nearly 3,000 housing units last year. This is 16% more than the sales of both companies combined in 2020. In addition, Echo Investment contracted and started construction of nearly 1.5k units for Resi4Rent, a PRS platform. The combined sales result of 4,500 apartments guarantees the group a place among the largest players in Poland. As of the end of the third quarter of 2021, the entire group had about 120 residential projects under construction and in the pipeline, with a total usable area of 1 million sqm. Throughout the year, it started construction and sales of units in 17 projects, which increased its offer by almost 3.8k apartments both for sale and for rent.
Since the beginning of 2021. Echo Investment completed construction of eight projects in Warsaw, Lodz, Poznan and Krakow. This made it possible to deliver 1,622 units to customers, including 1,006 in the fourth quarter alone. The consolidated result of the Echo Investment Group for 2021 will also include nearly 1,100 apartments handed over to Archicom customers. Additionally, Echo Investment handed over three completed projects to Resi4Rent, which increased the PRS platform’s offer by 834 units.
Taking into account the segment of apartments for rent, in 2021, Echo Investment Group handed over the most units in Poland. Resi4Rent currently has 2,300 completed apartments for rent and another 6k under construction and in preparation. At the end of 2022. Resi4Rent will be leasing 3.7k completed apartments. By the end of 2024, the company will have 10k apartments.
