The epidemic has delayed the pace of housing construction?

How long delays in the implementation of housing projects has the economy stopped? What makes construction work most difficult? The survey was conducted by Dompress.pl real estate service.

All our investments are carried out without any disturbances. Additionally, thanks to favourable weather conditions in recent months, we have managed to develop time reserves in most projects. Thus, we do not assume any delays. On the contrary, the delivery of apartments is faster than initially planned.

We are currently implementing and commencing investment projects in accordance with the previously adopted plan for this year. The construction works are progressing according to the schedules. We keep an eye on the situation and react by introducing appropriate regulations and procedures at the construction sites.

We do not feel the impact of the epidemic situation in the country on investments in progress. The warm winter allowed for faster execution of work schedules and now the progress of works is higher than planned. We are observing a decrease in the number of employees on the construction sites, which is related to the observance of sanitary safety rules. We have also noticed an outflow of workers from the eastern border. In the long run, if the restrictions on border movements are maintained, this may affect the possibility of a smooth return to the state before the epidemic.

There are first signs concerning the banking sector. Credit conditions are more demanding than before the epidemic and some banking sector actors have stopped financing new investment projects. We also feel the effects of factory closures in Italy and Spain. The supply of materials and equipment is delayed. In many cases this results in design changes. We decided to redesign solutions with maximum involvement of Polish manufacturers and products manufactured in Poland. We strongly believe that preserving capital in Poland, as well as the widest possible preservation of normal life and work patterns will help to survive the pandemic more easily.

The implementation of our investments is carried out without any delays, the constructions are carried out in a mode not deviating from the norm. Construction works are carried out in an even rhythm, of course, while maintaining the necessary hygienic and sanitary rules. Their observance is regularly monitored by supervision at the construction sites.

Work on our construction sites has been maintained to the same extent as before the outbreak of the epidemic. Our subcontractors, following the applicable recommendations and regulations, provided employees with appropriate conditions and supply of construction materials.  So far, no further deliveries have been delayed. Thanks to this, construction works on our projects – the Close Wola Tower in Warsaw and the Hansa Tower in Szczecin – are proceeding smoothly and on schedule. Also the cosy Willa Wiślana building in Warsaw’s Tarchomin is being built at the assumed pace. If nothing stands in the way of customers who bought apartments at the Millennium Estate in Katowice, they will even be able to become users of the purchased premises earlier, because the pace of construction is at least two months ahead of schedule.  The planned completion dates are not at risk at the moment, but this does not mean that nothing will change. The new situation, connected with COVID-19, does not allow to formulate any firm forecasts even for the coming months.

We have not recorded any delays related to the implementation of the investment. All works on the construction sites are continued in accordance with the harmonogue and precautions. We have also managed to launch new construction sites recently. We have started construction of two Warsaw projects. We have launched the investment Na Bielany! and the third stage of the Omulewska 26 estate on the Prague side of Warsaw.

Work on our construction sites continued all the time. In fact, staffing has been minimally reduced, but thanks to the commitment of our employees, the schedules have not been affected in recent weeks. We hope that we will maintain such a good pace of investment realization in the following weeks and months.

All construction work on our investments is carried out without any disruption. Of course, we conduct them with the required safety and precautions. We also have no problems with the supply of building materials. We do not anticipate any delays in the completion, and we intend to deliver the finished apartments on time.

The epidemic did not affect the construction works on our investments, as no restrictions on construction works were introduced. Of course, protective measures have been introduced, but this does not slow down the work because the workers work in different parts of the building. There is no indication that we have any delays in relation to the deadlines set in the contracts with clients.

All our investments are carried out according to the schedule and with all required security measures. There are no delays so far. We have not stopped the construction works.

Our construction sites in Łomianki and Wieliszew are running smoothly and are completed according to schedule. We have excellent engineers, a construction team and reliable and responsible subcontractors, who are doing well in the current situation. We are currently completing the third stage of Osiedle Natura and the first stage of Osiedle Łomianki, and the next milestone is the completion of the shell of the second stage of Łomianki. We do not have any delays, provided that the official approvals required by law are issued on time.

We carry out works on our residential projects according to the assumed schedules. At the moment, we do not have any signals of the necessity to suspend individual works due to the lack of availability of materials or subcontractors. Most of the materials used on our projects are produced in Poland, and here the risk of lack of supply is low at the moment.

Thanks to the business symbiosis of the entire Group, we are able to properly manage the risk of construction and investment processes, which in turn ensures that the company’s operations and project completion dates are fully secured. Our residential estates in Warsaw are completed without delays, and on some of them we are even ahead of schedule. In addition, at Skanska, we finance our own investments on our own, based on Skanska Group funds. This definitely affects our clients’ sense of security and comfort.
