What strategic assumptions have developers made about the development of flats for the coming year? How do they plan to target their activities? The survey was conducted by dompress.pl real estate service.

The situation is dynamic, so we will continue to monitor the market closely and react flexibly. In the new reality, the ability to adapt is very important. At the same time, recent months have shown that, despite an uncertain environment, demand for housing is still relatively high. In addition, low interest rates encourage investment in properties which are currently seen not only as an additional source of income, but also as an excellent way of protecting capital against rising inflation. We are convinced that a good, diversified offer at reasonable prices will find buyers.
Therefore, we are preparing further development projects for implementation. At the turn of the third and fourth quarter of this year, we received valid building permits for over 1800 units in the investments Centralna Park in Kraków, Ceglana Park in Katowice and Prestovia House in Warsaw. The Group’s land bank allows for the development of 7550 premises. Depending on the market situation, we will launch new investments in the coming months.

We have an extensive land bank, which secures our operations for the next 3-4 years. Last year we finalized significant purchases of land for over 343,000 PUM, which gives a total of over 510,000 PUM in the last 21 months. In Warsaw and Gdańsk we have an established position on the residential investment market. We are also developing intensively in Wrocław and Poznań. We have provided our clients with attractive locations, but we are not resting on our laurels. We have secured funds for land purchases and further investments. Our goal is to maintain the current level of activity, which means efficient launch of further housing estate projects. We will continue our current strategy and develop as planned.

We believe that a long-term approach to real estate investment will work, especially given the high inflation rate. We will gradually expand our land bank and prepare further development projects. Taking into account our strategy of purchasing in good locations and the constantly decreasing supply of prepared plots of land, we intend to invest more extensively in areas with abandoned office buildings, industrial facilities built in the 1960s to 1990s. We plan to change their development and provide attractive, modern places to live. In the coming months we are going to start the development of further housing estates in Warsaw and Łódź. The company will continue to develop on the real estate market, not only residential, but also office. In addition, we will also develop the segment of financing external investments and capital investments.

Our activities will primarily focus on the completion of current investments. In Kraków, in the second quarter of 2021 we are handing over the residential part of Angel Stradom, while the opening of the Stradom House hotel part is planned for the fourth quarter of next year. In the last quarter of 2021 we will also deliver flats in the Angel City project in Wrocław. In Kraków, in the first months of next year we will start the construction of Angel Green and prepare another investment in Wrocław. One thing is certain, we are not slowing down. That is why we are also thinking about acquiring new land in Wrocław and Kraków. We will also focus on further development of Angel Management, an entity dealing with comprehensive property management from our portfolio.

After the shock and uncertainty of the second quarter of this year, we are now returning to normal work. In recent weeks we have launched stage 6 of the Free City in Gdańsk and stage 2 of the Moja Północna project in Warsaw’s Tarchomin, with a total of over 300 flats. At present, we are working on projects of further buildings.

Our plans for 2021, as well as our current activities, focus on maintaining continuity in the execution of all the development projects in progress and optimising processes, which will allow us to operate smoothly in the coming quarters. Next year we will continue the dynamic development of our activity in Poland. We will launch several new residential projects in Warsaw, Wrocław and Poznań, and we will make our debut in the Tri-City. The plans are therefore very ambitious. In 2021 we intend to deliver over 1200 flats. Most of them will be completed as part of the projects which are nearing completion. In Warsaw these are projects: Forêt na Białołęce, Villa de Charme na Bemowie, Vitalité na Wilanów, Alinea na Białołęce and Wileńska Express na Praga Północ. In Wrocław, the Wrocław Depot on the Oder River. In Poznań, Soleil de Malta.

Next year we intend to continue to focus on residential and service projects mainly in Gdańsk and its surroundings, but we also plan to expand into new markets. Our investments will continue to include the construction of housing estates, luxury apartment buildings, as well as investment premises. We are gradually increasing our share in the sales of investments of higher prestige and standard, addressed to more demanding customers.

In 2021 we plan to introduce many interesting investments in the best districts of Polish cities. Clients can expect interesting projects in Grunwald in Poznań, Fordon in Bydgoszcz and in the biggest seaside resort.
Despite the current situation all over Europe, we want to develop our company by finding new, even better locations to run our development projects. The land bank we own allows us to operate for the next dozen or so years.

We are preparing to start construction of 2600 housing estates next year. The projects are located in various locations, the largest being a 636-unit premium project in Gdańsk and an investment in Pruszków with 462 units. An important element of our strategy is to follow ecological and energy-saving trends in construction. We will continue the pioneering project, i.e. production of houses in wood prefabrication technology based on our own factory of ecological prefabricates in Tłuszcz.
In the Villa Campina estate near Puszcza Kampinoska, 175 luxurious, ecological and energy-saving wooden houses named Wiktoria will eventually be built, which are practically energy passive. They need only 22 kWh/sq.m./year to heat the house and water and for ventilation, and after using photovoltaic panels, excess electricity can be sold. A house costs as much as a traditional one. Apart from ecological equipment, we have used mechanical ventilation with recuperation, thanks to which, regardless of weather conditions, residents breathe filtered air. This is an introduction to the production in J.W. Construction factory of multi-family houses in prefabricated, frame technology.

Next year we would like to complete the construction and sale of the Łomianki Estate and start development and sale of the second stage of the New Natura Estate in Wieliszew. It will be a place for those who like peace, proximity to nature and functional and ecological solutions. As part of the three-stage investment, filled with greenery, six four-storey buildings with lifts, underground garages, smart solutions and photovoltaic panels are being built. The offer includes 230 flats ranging in size from 29 to 76 square metres. In addition, we are working on several new projects, which we would like to start in the second half of 2021.

We are consistent and will primarily focus on developing our portfolio – investments in Warsaw and Krakow. With each project we try to make sure that the common space of the buildings we create, as well as the flats themselves, are as well adapted as possible to the needs of the residents. We are currently analysing the situation in terms of new solutions and the needs of buyers. We try to choose those which will also serve the residents well in the long term.

At the threshold of 2021, we have three new development projects in preparation, two within the boundaries of Poznań and one in the suburbs, within our flagship Duchess Dąbrówka Estate. We will therefore be preparing to begin pre-sales. With regard to the projects currently on offer, we intend to implement our sales plan, which we are confident about, given the number of enquiries we receive.

All the activities will be a continuation of our mission, which we have been putting into practice for many years. We are, of course, talking about the implementation of sustainable construction, as well as a gradual reduction in greenhouse gas emissions, first by 50% by 2030 and, consequently, achieving zero net emissions by 2045. To this end, we plan to continuously develop a range of pro-ecological solutions that we have been using and promoting for years for the sake of our planet. The novelties in this area, which will appear in our housing investments, will include photovoltaic panels, recuperation systems and the so-called “grey” water, which will significantly reduce the consumption of clean water from the network.

In 2021, we will continue the investments we have started and work on further projects. We have another stage of the European Housing Estate under construction – Oslo, which will be completed in the second and fourth quarter of 2022, the Jutrzenki Housing Estate, which will be completed in the second quarter of 2021, the Regaty Housing Estate, which will be ready in the second quarter of next year, and the Fieldorfa Housing Estate, which is to be completed in the second quarter of 2022.
Parallel to the construction work on our residential projects, we are also working on a naturalistic park in the area of Góry Czechowskie, to which we have committed ourselves as a company. In 2021 we plan to create a playground there and perhaps start work on a bicycle path.
We are also focusing on finding locations for new housing and service projects. First of all, we are focusing on the area of Lublin, but we do not exclude investments in Rzeszów and Warsaw.

Our mission is to continuously increase our share in the Warsaw real estate market. We are constantly looking for land to buy for further residential investments. In 2021 we plan to start building further multi-family projects in Warsaw. The main assumption for the nearest future is to increase sales and further development of the Home Invest Capital Group.
