What are the developers’ plans for this year? What projects are they planning to launch on the market? What apartments will be sold? The survey was conducted by Dompress.pl real estate service.

This year, the company plans to sell 2000-2200 units and introduce about 1900-2200 units to its offer. Both new projects in Gdansk, Warsaw and Wroclaw are in preparation, as well as further stages of already implemented investments.

This year, the number of new investments on sale should be similar to last year’s, when about 20 investments entered the market and the number of apartments on offer oscillated around 4 thousand units. Two and three-room flats, which will be the most popular in our portfolio, are invariably the most popular.

Every year we introduce to our offer about 2000 – 3000 units in various investments. We operate in 4 cities – Warsaw, Gdańsk, Wrocław and Poznań. The sales potential for the following quarters is high. At present, there are about 1400 units on offer, and the land resources enable the construction of about 16.5 thousand flats. In 2019, we invested over PLN 330 million in a land bank, which allows us to build about 335 thousand PUM. In 2019, the company had 5900 flats under construction. In 2020, we will increase land resources in all markets. We are also considering expanding our neighbourhood by another large Polish city. In 2020, we expect the costs of materials and construction works to stabilize, which should help maintain prices close to 2019.

This year we plan to start further investments in Warsaw’s Białołęka, where we have already completed 18 projects. This year we will start the second stage of the Wrzosowa Aleja estate in Lewandów Street. Forty units of 25 to 58 square meters in five three-storey buildings will be offered for sale. We are planning residential developments in Białołęka at Aluzyjna, Berensona and Modlińska Streets. We will build 13 terraced houses at Nowodworska Street.
Those planning to purchase real estate for rent will be interested in our latest investment project, which will be built at 59 Pileckiego Street in Warsaw’s Ursynów district with 220 high standard air-conditioned apartments with areas ranging from 16 to 52 sqm. The investment will include a 24-hour reception and restaurant, as well as an underground car park with 163 parking spaces and an above-ground car park for 107 cars.
As far as our projects outside Warsaw are concerned, we will continue the expansion of Villa Campina, a luxury suburban housing estate in Ożarów Mazowiecki. Soon, we will also begin construction of the Stacja Centrum project in Pruszków, where we will offer nearly 450 apartments.
This year’s plans also include Horizon Letnica in Gdańsk, not far from the bay, and a prestigious investment on the Oder River in Szczecin on Celna Street – an exceptional apartment complex with a marina and retail and service facilities. This year, for the first time, we will appear on the Podkrakow residential market. In Zawada there will be a housing estate called Apartments on the Hills. In the first stage, in nine three-storey buildings, there will be 162 apartments ranging in size from 25 to 57 sqm. We also plan to continue our presence in Silesia. The next investment after the New Millennium Estate will be Chorzów. We will also return to Łódź.

We have very ambitious plans for 2020. First of all, we plan to increase sales of flats and break the record from 2019. We also want to complete this year the first two buildings in the Warszawski Świt housing estate in the Targówek district and the Apartamenty Okopowa 59A investment in Warsaw’s Wola district. At the end of 2019 we launched a new project -Apartamenty Oszmiańska 20, whose construction started in January 2020. The investment is located only 450 metres from the Targówek Mieszkaniowy metro station. In the first quarter of 2020 we also plan to start construction of three new investments. These will be two projects in Warsaw’s Bielany – Metro Park and Przy Agora 6 Apartments and another stage of the Warsaw Świt housing estate in Targówek. We are also preparing several new investments in very good locations in Warsaw.

This year we plan to launch several new investments in Wroclaw. We are .
in the process of obtaining a building permit decision for two projects, at Gnieźnieńska Street and Stoczniowa Street. In spring, in Sobótka near Wrocław, we will start the construction of Lokum Monte, a luxury housing estate with a wellness zone located at the foot of the Ślęża Massif in the picturesque surroundings of the Ślęża Landscape Park. In the second half of the year we will complete the construction of Lokum Villa Nova, which is being built at Jaskółcza Street in secluded Kowale. In addition, in January we introduced apartments in the second stage of Lokum Vena, a prestigious housing estate which combines an excellent location in the city centre with exceptional architecture of revitalised historical buildings.
We also operate on the Kraków market square, where we are in the process of implementing three projects: The first stage of Lokum Salsa and the second stage of Lokum Siesta and Lokum Vista.

As every year, this time too, we plan both new challenges and the closing of current projects. The construction of Fyrtel Wild’s investment in Poznań is about to be completed. Before the end of last year we celebrated a panicle in it. In Łódź, we plan to start selling the flats which are part of the historic workshop building, which is located in the Diasphere. These will be very interesting spaces of loft, post-industrial character.

This year we plan to introduce for sale the second stage of the Moja Północna project in Warsaw’s Tarchomin and the sixth stage of the Free City in Gdańsk. The total of over 300 apartments.

This year we are planning an investment called Zbrojowa – stage 11 of the Princess Dąbrówka Housing Estate, which we have been expanding for 19 years in one of the most developed and dynamic towns in the suburbs of Poznań. We are talking about Dąbrówka, where apart from houses and blocks of flats there is also a full social infrastructure: clinics, shops, shopping malls, church, kindergartens and schools. The area where the housing estate is being built has paved roads, illuminated by flying lights, along which the pavements run. We are working intensively on six projects which are in the conceptual phase, which we will inform about in the second half of the year.

Our new Atol is located between Żabi Kruk and Rzeźnicka Streets, in the Śródmieście district of Gdańsk, near the Old Town. Construction of a multi-family building with services on the ground floor began in 2019. Its architectural form, together with the neighbouring buildings, will form the frontage of Wilcza Street. The Atoll building will have four residential storeys, one with service part and an underground car park. The plot of 2,555 sq m will offer a total of 6,922 sq m of usable area, including 65 apartments and 6 commercial spaces. The investment will also include an electric car charging station and an indoor climate passage.

We assume that 2020 will be a breakthrough year for us. In the past year we launched the construction of 1100 premises and managed to regulate several important procedural issues. Thanks to this, we will be able to enter a new, record level of sales. Our ambition is to increase the number of flats sold by 20-30% compared to the previous year. For sure, a significant part of the new offer will be the next stages of the best-selling Warsaw housing estates – Miasto Moje and Ursus Centralny. They will be complemented by further stages of the prestigious project Nova Królikarnia in Mokotów, as well as Tulip Wilanów, our intimate investment in the green part of Wilanów. We will also develop estates in other cities. For 2020 we plan to launch the last stage of Panorama in Szczecin, as well as the expansion of Nowe Warzymice, our new project on the Szczecin market. We would also like to introduce new apartments in Poznań.

This will also be the time when we will deliver Osiedle Mickiewicza 3 and Holm House 2. These are the next stages of the projects, which have become famous for their architectural accessibility confirmed by the Integration Foundation with the Object without barriers certificate.

This year we intend to continue the activities started in the second half of 2019. In Wrocław, we are finalizing the sale of the Nowa Papiernia investment, which includes an intimate tenement house under Pelican. It contains only 15 apartments of up to 38 sqm and 2 commercial premises. In Poznań, we are building the fourth and last 13-storey building of the Red Park family estate. In this project we offer apartments ranging from two to four-roomed, with sizes from 34 to 99 sqm. In Warsaw we are developing the Forest Homes project. It is a quiet estate with 24 modern terraced houses. At the same time, we are looking at the situation on the largest Polish markets and analysing the possibilities of starting further projects.

Our plan for this year is to complete the sale of Osiedle Natura in Wieliszew and stage I and II of Osiedle Łomianki. At the end of the year we will start the next stage of the investment in Łomianki. In the case of the Natura Housing Estate, the goal should be achieved in the nearest future, as there are few 3- and 4-room units on offer, with an area ranging from 53 to 68 sq.m at a price of PLN 4290 per sq.m. In the Łomianki Housing Estate, at the beginning of January this year we started to sell the second stage of the investment. The offer includes 62 apartments in two intimate buildings. In each of them customers can choose between 36 to 102 sq.m at prices ranging from PLN 5150 to 6250. Construction of the second stage of the project began in the fourth quarter of last year, and construction work is currently underway on the ground floor of building A3 and the foundation walls of building A2. The keys are planned to be handed over in the second half of 2021. We have another large investment in Wieliszew in preparation.
Kostiantyn Fedyna, Member of the Board of BY MADE Group
This year the BY MADE Group will focus on the Legnicka 60 C project launched at the end of the previous year. It is an aparthotel with investment premises, which we are building in close proximity to the centre of Wrocław. The cosy building will house 129 units ranging from 12 to 30 sq.m. It will offer a reception desk with a co-working zone, a café or a restaurant, and a terrace on the roof. Moreover, we are at the stage of preparing to purchase more building plots, and in a few months’ time, in an equally attractive location, we will launch a second, very large project. Wrocław is not the only market where we plan to introduce investment apartments. This year’s plans for other cities: Krakow, Rzeszow and Poznan should crystallize.
