Yareal is building new apartments in Warsaw’s Mokotów district

Yareal is starting construction of the second stage of the Pozytywny Mokotów investment. Despite the fact that sales commenced at the beginning of the pandemic, one third of this stage’s 258 apartments have already been sold. FineTech Construction Sp. z o.o. will be responsible for the construction works – this is the same company that erected the property’s first two buildings, in which 90% of apartments already have owners.
The buildings erected as part of the investment’s second stage have between 8 – 9 floors and one underground level. Residential units of different sizes will range from 30 sq. m. studio apartments to over 112 sq. m. 4-room flats. The owners of the biggest apartments on the top floors will have spacious terraces of up to 90 sq. m. at their disposal.
“The second stage of the investment, which is being erected at the intersection of Postępu and Konstruktorska Streets, will include 3 new buildings. These will be built along the property’s green inner courtyard, creating a tranquil, 10,000-square-meter haven from city noise. This is a particular advantage especially now, in light of the current and ongoing pandemic. This common space will be equipped with three green playgrounds, an outdoor leisure area with picnic facilities, lounge chairs and hammocks, as well as a number of private gardens. A large garden arrangement in the form of a 200-meter-long green patio will be filled not only with trees, shrubs and grassy lawns, but also several dozen nursery containers serving as community gardens where residents will be able to plant their own flowers and vegetables” – explains Jacek Zengteler, general manager of Yareal.
The new buildings will feature a number of underground storage spaces and bicycle racks located right next to their inner staircases. Additionally, Yareal has become involved in expanding the district’s transport infrastructure. As a part of the project’s second stage, the nearby intersection as well as parts of Postępu and Konstruktorska Streets will be renovated. The company will be responsible for building a safe roundabout as well as several new bus stops and stretches of bike lanes.
Once complete, Pozytywny Mokotów will enclose the entire quarter along Konstruktorska Street, enriching the area with 21 new shops, service points and restaurants that will be located within the complex. Pozytywny Mokotów is yet another residential investment to completely transform an entire urban district for the better.
Thanks to the project’s favorable location, as well as its extensive public transport network, Pozytywny Mokotów was awarded a BREEAM Interim certificate for sustainable building. The investment received the maximum possible score the Transport category, which resulted in an overall Very Good ranking on its a BREEAM certification – the highest rating ever obtained by a housing project in Poland. What’s more, Pozytywny Mokotów’s design takes into account the noticeable effects of global warming – the complex was built using exceptionally durable materials that are resistant to harmful weather conditions, and will produce its own energy thanks to a solar plants that will be installed on the building rooftops. Pozytywny Mokotów will offer residents an underground car park with 282 parking spaces, while all the apartments will be equipped with home automation solutions from the market’s leading smart home solution provider, Fibaro.
Ultimately, Pozytywny Mokotów will consist of 7 buildings housing over 600 families. Owners of the first-stage apartments will be able to move in the spring of 2021. Construction of the investment’s second stage is scheduled to be completed in the second quarter of 2022.
